5 Things to Know Before You Tour a Model Home
Yes, even the "just looking" visit counts.

Model homes are basically real estate theater — staged, lit, and smelling like fresh cookies for a reason. It's easy to walk in relaxed and walk out having agreed to something you didn't mean to. So before your next Saturday model-home tour, here's what actually matters.
- 1
Register before you go, not after. The sales rep will ask, "Are you working with an agent?" the second you walk in. If the answer is no — or if your agent isn't registered with that builder yet — you may permanently lose the right to bring one in later. Handle this before you leave the driveway.
- 2
The sales rep works for the builder, full stop. They're friendly, they're helpful, and they are not obligated to tell you where the negotiating room is. Every answer they give is filtered through "what's best for this sale."
- 3
The posted price is a starting point, not the deal. Lot premiums, structural options, and design-center upgrades can add tens of thousands to that base price fast. Ask for a full "walk-away price" estimate before you fall in love with anything.
- 4
Incentives change monthly — ask what's live right now. Rate buydowns, closing cost credits, and design-center allowances get updated on a rolling basis, and the sales office isn't always volunteering the current one unprompted.
- 5
Don't sign anything at the model home, period. Reservation agreements, deposit forms, "just to hold the lot" paperwork — all of it deserves a second set of eyes before you put down money or a signature. A five-minute pause costs nothing. A rushed signature can cost you the deposit if you change your mind.
The Bottom Line
A model-home visit isn't just a walkthrough — it's the moment that determines whether you have representation for the rest of the process. Get registered first, ask about the real all-in price, and don't sign anything on the spot.
